Booking Terms & Conditions

These terms apply to all direct bookings made on riverback-sanctuary.com for a stay at Riverback Sanctuary, Liw Liwa, San Felipe, Zambales, Philippines, operated by RVSL RESORT (see our Legal Notice). By ticking the agreement box when booking, you accept these terms, the cabin description, and our House Rules.

Bookings made through Airbnb are governed by Airbnb's own terms and cancellation policy, not by this page.

1. How booking works

When you submit a booking request, your dates are held for 24 hours while you complete the payment by GCash or bank transfer using the instructions shown after your request (and sent by email). Your booking is only confirmed once we have received and verified your payment and sent you a confirmation email. If no payment proof is received within 24 hours, the hold expires automatically and the dates become available again.

Prices are shown in Philippine pesos (PHP) and are calculated per cabin, per night, for the number of guests you select. Any applicable discounts (weekday, multi-night) are applied automatically and shown before you book. Stays of 7 nights or more are handled as a manual quote — contact us.

2. Payment

We accept GCash and bank transfer to the accounts indicated at booking. The full amount of the stay is due at booking, within the 24-hour hold. We do not store your payment credentials; we only keep the screenshot you upload as proof of transfer.

3. Cancellation and refunds

If you cancel up to 7 days before check-in, we refund the amount paid minus a ₱500 administration fee. Within 7 days of check-in, bookings are non-refundable.

Refunds are sent to the same GCash account or bank account the payment came from, within 7 days of the cancellation.

If we ever have to cancel your booking (for example force majeure, safety, or a calendar conflict), you receive a full refund, including the administration fee. Where a typhoon or other event beyond anyone's control makes your stay impossible, we will offer to move your dates or refund you in full.

4. Check-in and check-out

Check-in is from 2:00 PM to 8:00 PM (check-in after 8:00 PM is not possible). Check-out is by 11:00 AM. Early check-in or late check-out, when available, is charged ₱150 per hour.

Please send us your estimated time of arrival in advance — we will meet you at the bridge. The island is reached by crossing three handmade bamboo bridges, which may be challenging for guests with reduced mobility; travel light.

5. Your stay

The number of guests must not exceed the number booked and the cabin's maximum capacity. Extra guests are charged ₱500 per person per night and must be approved by us in advance.

Our House Rules (quiet hours, no parties or karaoke, beach and river safety, waste, visitors) are shown in full during booking and at the sanctuary. They are part of these terms. We may end, without refund, the stay of guests whose behaviour endangers others, damages the property, or seriously breaches the House Rules.

You are responsible for damage caused to the cabin or equipment beyond normal wear and tear. Please report any damage to us immediately.

6. Our responsibility

Riverback Sanctuary is a nature homestay, not a resort: paths, bridges, the river and the beach are natural or handmade environments that you use with normal care. Swimming in the river or sea is at your own risk; children must be supervised by their parents at all times. We are not liable for personal belongings — please keep valuables secure.

Nothing in these terms excludes liability that cannot be excluded under Philippine law.

These terms are governed by the laws of the Republic of the Philippines; disputes fall under the jurisdiction of the competent courts of Zambales, Philippines.
